MCHA Bulkhead Project update 5/12/2023

The stripping, repair and coating of the marina wall started in early April. Things are going more slowly than planned with lots of learning happening by the coating contractor (PMI) and Southern Cathodic. We started the project by the yacht harbor bath house with the goal to complete large sections of the marina before the busy summer season.


PMI is using a combination of floating docks, scaffolding, and a barge as work platforms and storage for the blasting and coating equipment. The process is to abrasively strip the steel wall to clean white steel, repair all holes using welded steel plates, install jet filter drains and spray 2 coats of TZ-904 coating up to 60 mils thickness.


We still expect to complete the entire project by this November.


Coating Progress to date:


- Riteks, the coating supplier sent us the wrong color and out of date coating. New coating has been received and has passed all quality checks.

- The first section of the wall by the bath house has numerous drips, sags and curtaining in the coating and is being reworked to meet the quality acceptance criteria.

- There were more holes and welds requiring repair than originally planned which slowed down progress. They have also added a second welder now to ensure the coating spraying stays on schedule.

- The scaffolding initially used is very cumbersome to use due to the mud and tidal change. PMI has since purchased dock blocks to use as work platforms which are much more flexible and tide friendly.

- Jet filter installation is going well

- The progress and quality between A-dock and B-dock is greatly improved as process improvements have been incorporated. This is a good indicator for productivity for the rest of the project.

- Boat relocations are required for all boats that are within 60 feet of the work area. A-dock was the first group moved and should be able to return the week of May 15th. B-dock boats will be the next group to be relocated to temporary moorage. Please let Laurie know if you have an empty slip or can help with boat relocations in the coming months!!


Cathodic System Progress to date:


- The 30 Rectifiers have all been painted Charleston green and delivered to the equipment storage areas by the marina and on Waterway Island. The locations of the 17 rectifiers along the south bulkhead (marina area A-H docks and Morgan place) have all been finalized.

- Work to clear the shrubs adjacent to the dock gangway surrounding structures has begun.

- Final locations for the Waterway Island installations will be completed by the end of May.

- The anode cabling for the land side and waterside cathodic protection has been ordered.

- Rectifier installation and connection will begin in June and will be concurrent with the coating operation. Boring has begun in Morgan place to enable cable installation for the Cul de sac and pool areas.

- We have hired a landscape designer to provide design ideas for the green space between the dock enclosures along the marina. This will be the best time to incorporate landscape improvements to ensure the finished project design is consistent and cohesive.


Bulkhead Concrete cap progress:


- We have decided to add the grind, repair and sealing of the concrete I-beam cap to the Southern cathodic work statement. This will protect the I-beam by keeping water out and reduce the risk of corrosion to the structural I-beam.

- This work will be accomplished by Deck Crafters. They will refinish a small section by A-dock with 3 different finishes so that we can select the finish that looks best with the grey wall color.
