Project Update: 11/23/2022
- JGT (Chris Moore) will apply for our DHEC permit extension next week to ensure we have an approved permit to cover the length of the coating work statement
- We have approved the design -Build amendment to the AIA contract with Southern Cathodic. We should get a signed copy this week. This will allow SCP to sign the contract with PMI (coating company) and authorize PO for the coating material. The rectifier locations are not complete and will require a further Design - Build amendment when final.
- The coating phase of the project is scheduled for approximately 8 months on a 6 day per week schedule with 3 crews. If we start in December, we should be finished by the end of August, 2023.
- We asked Chris Moore from JGT to contact the concrete cap repair company to add sealing the concrete cap and repairing the land side I-Beam vertical flange to the repair proposal. Once the flange is painted, Trent will bring the landside dirt level up to the top of the concrete cap. This will allow the cathodic system to protect the I-Beam from further corrosion.
- The Anode product that SCP has chosen will not require any scheduled maintenance which is different from a previous discussion. There was an earlier concern that the anodes would require replacement at a 10 year frequency, but that was a different product and no longer applicable. This is good news!
- This week Trent will disconnect a dock ramp at 30 Morgan Place so we can inspect the concrete and steel corrosion under the ramp. This will also help SCP ensure they have a good plan for disconnecting, repairing and reattaching all the ramps to the docks.
- We had a long review of the rectifier locations and the feasibility of moving all the Morgan Place rectifiers to HOA owned land and off of homeowners property. The main focus area will be the pool area to the left side of the property and the island in the middle of the cul-de-sac at the east end of Morgan Place. We will also try to move the rectifiers to the green belt area on Waterway Island and off of homeowners property. This request is consistent with concerns we have heard from several homeowners. This will require approval of the WDCA board.
- We will need a utility easement agreement between Morgan Place HOA and MCHA for access and maintenance of the rectifiers by the pool if they are located there.
- Trent has a plan to landscape around all rectifier installations to blend in with the natural local landscaping.
